Bangsaphan property rental price guide
Since we have a land price guide I thought I'd start a rental guide since rental bungalows are becoming very popular here.
Many people choose to stay in BS for several months of the year so renting their own place is the best way to go. Naturally price is dependent largely on location, the closer to the beach you get the higher the rent.
You can get a very basic budget beach bungalow with very little in the way of amenities for around 6,000 per month, these are the types that are at Lola's and Daeng's and are suited more to backpackers.
Costs for rental houses generally range from around 4,000 up to about 12,000 depending on location, size and furnishings. You shouldn't be paying more than 15,000 for a rental in Bangsaphan unless it is a pool villa, luxury apartment, or you are staying in a resort long-term.
A furnished 2 bedroom house on the main road will cost around 4 - 6,000 baht per month for rent, these generally have a/c, hot water and internet. You can double this price if you want to be closer to the beach.
To find a rental visit any of the beach bars where owners often put posters up advertising their places, also rent a bike and ride around the area where you'll see signs for places to rent, call up a few to get a price comparison. There are also rental listings on the Bangsaphan Property website.
Unlike Hua Hin landlords in Bangsaphan are usually very easy going but make sure you are both clear about what is expected from each other during the rental period and have a contract which clarifies things such as deposits etc.

I think rental prices are increasing in BS? Was just offered to rent a two-bedroom house near the beach for 3000 baht per day, for a two-week period in November-December. That would correspond to 42000 baht for the two weeks, or 84000 per month...

You're being charged resort prices (Phuket prices), this sounds like a hotel. You shouldn't be paying a daily rate for a house rental - rent is negotiated monthly.

Greed is creeping in and some owners are now asking up to 25,000 per month for a basic house rental (no pool, not on the beach).
Due to the lull in tourism you can get a place in a resort for as low as 15,000 per month - Apple Bungalows is a good example.
For long term stayers you can still get a 2-3 bedroom house for rent, some part furnished, for between 4,000 and 6,000 per month. These are mostly around the main road area, a kilometer or two from the ocean, or in town. You'll be paying a premium for anything in the prime Suan Luang spot, regardless of the fact that over 50% of them are still empty.

Typical Asian behaviour if a place is empty for a long period they put up the rent and spend the rest of their life trying to play catch up on the money they could have had if they set a sensible/fair price.
Same in Chiang Mai never seen so many houses in our village for rent or sale and owners wont budge on prices.

Nothing to update, prices are still the same. The only difference is that 90% of the rental properties are empty because there is nobody here.

Yes, though this year seems to be worse than previous for obvious reasons.
