^^That's the place. I saw the land that I assume was cleared for the hotel. What can a fella do, I can only control my wee bit. The lagoon does make for a roundabout way to the beach, but it's a hell of a lot better than living in BKK. Figure I buy one of those plastic sea kayaks..might be a fun way to reach the beach.

How about a new topic as a land price guide for Ban Krut? I think it is substantially more expensive than here in BS.

Things are starting to move. The land earmarked for the Treenland development has been cleared and stepped, consequently people in that area with land for sale have hiked their prices. Going rate in this area is around 2 million per rai.
More land has been cleared and fenced on the second road back from the beach and again prices are creeping up.
Around the Bangsaphan Beach and Palm Gardens area prices are also climbing and are now in the 4 million per rai bracket as smaller plots are hard to come by and this is turning into a desirable area. I-Talay are price hiking also with quarter rai plots 300 meters back from the beach going for a million baht.
Many people are not bothered if they sell or not so simply tag a silly price onto their plots, a quarter rai (400sqm) next to Sunrise for example priced at 2.5 million baht.
Beachfront land, what there is left, will now cost 6 million per rai.
Bargains can still be found but you have to look a lot harder for them.

Its been almost a year since the last entry and prices seem to have stabilized a little and are similar to the above. Weak western economies and currencies coupled with a strong Baht has slowed down buying in the area though a few private homes are still going up here and there.
Of course there are a few land owners that have ridiculously over-priced their plots but they are not selling. There is also a glut of signs placed by commission based agents or "middle-men" on land sold by owners, negotiating with owners directly may yield easier discounts however they are often hard to contact.
As far as we are aware BS land office is still adding its own "hurdles" to foreign land purchases.

One year on and land prices are climbing again. Bungalow developments are going up like mushrooms as everyone wants a piece of the high season gravy train. Savvy land owners are now sub-dividing their plots and selling smaller pieces, of course these are a lot more expensive on a 'per-rai' basis. Land over the main road, behind the TOA is now valued (by the bank) at 600k per rai - this seems to be the place to buy since anything near the beach has been way over priced.

Land prices are surging, there is very little left on the beach now and owners are asking between 1.2 and 1.6 million per rai on the back road (where Cuisine and Sabai restaurants are), 500 meters up the hill. It looks like the goose has been cooked for the Suan Luang beach area.

just wondering,what all you real estate pros, rather how all of you would answer this question. I see all types of land east of the main road, but still a 3-5 minute ride to the beach for sale in the 4-7 thousand baht a square TW
and you can not see the beach unless you built a 2 -3 step house and hope no one builts in front of you.Why from a common sense stand point as well as investment stand point would you not buy a short distance west of the main road a minute or two for 1/3 to 1/2 that price. A safer area,not the constant buzz of tourists on motor bikes and most of all privacy

Not a 'real estate pro', I'm simply posting these updates as a guide to what people are now ASKING for land in the area. Those ridiculously overpriced ones are obviously still for sale and have been for a long time.
West of the main road has its drawbacks as it is more feral so you'll have less security, internet services are patchy at best, and chances are you'll be living next to a goat farm or a row of tin shacks.

Looks to me that the real estate market in BS has take a turn south. Now Dec 1st and occupancy is low at the resorts, plenty of bungalows to rent. Heard an anecdotal about a price cut for an attractive plot of land. More land-to-sell signs than tourists on the streets. I guess the coup is one factor. I came from Hua Hin a week ago which looked slow as well.

Land is still selling here if it is priced according to the market, several plots have changed hands in the last month. But yes, the over priced ones with signs on them are still for sale.
You're right though on the occupancy, this could well be the first year in Bangsaphan where there are more bungalows than tourists - everyone and their dog has been building them in the last year or two.

There's been a massive increase in investment for tourism infrastructure, namely more Resorts ,Guest Houses over the last 12 months right throughout Thailand.Speculators dare to dream of capitol gain and turnover.
That's fine in a growing market but while this country continues to shoot itself in the foot with unsolved murders ,scams and blatant corruption and exploitation of tourists numbers will remain below expectations.
Right now on Sukumvit tourists are being bailed up by police and have to undergo urine test by the side of the road.Will they come back? no, will they tell the world when they get home? yes
If not for the Chinese invasion of Chiang Mai the whole city would be going down the toilet.
Far too many "tourist friendly" destinations to choose from apart from Thailand

it is the same all over Thailand, the word " feasibility study" is not in the thai language.
and not just by Thai's , how many overpriced homes built by farang in bad neighborhoods are for sale and been for sale for over 18 months.
