Those on the ground - you mean the guy who sold the plot? I think he was satisfied with the price, after all I paid him what he asked for. He had planned to build a house there at one point but found job elsewhere and built a home there instead.
Nah, did not dig into the gas/petrol issue any more. To my understanding, it was supposedly a few hundred meters uphill from where this plot of land is located - if there really is some sort of gas manufacturing going on there. So I was told, but could be a misunderstanding.

I know this plot, we looked at it last year, it is next to another resort called Suanluang or something and is on the second road back from the beach.

Done a little more research recently and it seems that prices have jumped considerably since I wrote the original guide. Either something big is planned for BS that we don't know about or people are just getting greedy.
Owners are now asking in excess of 1.5 million per rai up on the hill past the second road and even going back as far as the main road (a jump over over 50% in 2 years). Plots over the main road are now priced at 500-800k per rai, a plot just under a rai 150 meters back from the beach was quoted at 5 million and land on the beach along the road near Sunrise Resort was priced at 5.5 to 6 million per rai.
This is an average jump of about 30-40% in the last year. Maybe the recent sale of a number of large beach plots to Bangkok Thais have spurned the surge in prices.
Good deals can still be found but you have to do a lot of work to get them, now is the time if you're looking for land in Bangsaphan, I can't see this trend reversing.

Apparently there is some production of cooking gas up the hill in the direction of BS center seen from TOA builder merchant. This is on the hill a few hundred meters above the main bar area in BS. I attached a pic of the factory sign that says sth along the lines of "Siam Gas" according to wifey.

A small plot of land of 230 sqm behind Coral Hotel changed hands for 350k last week, that translates into 2.5m per rai. About 200m from the seaside perhaps. Much land prepared for building and some ongoing construction in that area right now.
I know of a plot of 400 sqm close to Palm Gardens that was sold for 1m the other day (4m/rai). Less than 100m from the seaside, nice location.

350k is a good price, it is very rare to find such small plots near the beach - that was a good buy. There are still some beachfront plots for 2-3 mil per rai but they are generally pretty big and only suited to resorts or those with a lot of money!
The land behind I-Talay will all be developed soon also.

Prices continue to climb, you get the impression that owners don't really want to sell but are over-pricing their land in the hope of catching a whale!

Its still creeping up, owners are asking 2 million a rai for land 4-500 meters back from the beach now and 1.2 million for quarter rai plots within 100 meters of the beach. The good news is that there is still plenty about so finding a fair priced plot shouldn't be difficult.

I just run across a deal at BAY Bank 12-3-22 on the sea for 12 million, they have several foreclosed properties for sale most are over priced, but this one seems like good value compared to some of the others on the market. I believe you are right in the thais just waiting for a whale or sucker as some of the prices are unrealistic at the moment. Like everywhere else thou if you do your homework and try to have a thai deal with a thai you have a good chance of finding a deal.

There are still some good valued plots with the banks but very few of them have signs on them indicating they are for sale. Also communicating and dealing with these banks can be an arduous process - even for Thais.
1 Rai plots back on the main road are now being quoted at 8-900k and there was an absolutely ludicrously priced one up there at 700k for 50 sq wah!

My wife recently bought land in BK, I realise this thread deals with BS prices but I thought some might be interested anyway. The plot is 150 talang wa. I don't know what this equals in sq. m's. It's about 300 m's inland from the beach road on a secondary road that parallels the beach road. There's a bit of a lagoon and the plots sits between the road and the lagoon. There's a nice view of the sea from one side and some hills on the other. If anyone is familiar with the Ratchawadee resort, this land is located just north and inland of the resort. The price was just shy of 1 million for the plot.

You have to multiply by 4, to calculate from talang wa to sq. m's, so your plot is 600 sq. m's.
I know this place and I agree with you that the view is very nice and the price is good.
Hopefully it will not be destroyed by a developer who builds a 3 story hotel near the beach.
But you will have to go about 1 km to cross the lagoon, when you want to go to the beach.
