Stuff on the beach is still going up. This causes people to raise plot prices further up the hill.

Whether they sell or not is a completely different matter!

johndawson123, judging by the time you opened your account, I'll bet you do not live here nor have you ever been here.
You can spend as little or as much as you like to live here. Eat 3 meals a day of Thai food for 150-200 baht a day or eat farlang food for 400 to 1000 baht a day. Find a home to buy from 1million Baht to 12 million Baht. You can rent a place to live from 2000 baht to 50,000 baht a month. Is it more expensive than 10 years ago, sure it is but where is it not. I know people who live here and are very happy living on 35,000 baht a month ($1000.00)and I know people who spend 3 to 4 times that. It's just what makes you happy.

Just shows how little you know. Last month a Resort on the Beach sold for 85 million, another small resort sold for 18 million. A house 300 meters from the beach 5.5 million. Actually shows how little you know. Keep looking and dreaming in your travel guide and please with your attitude go somewhere else.

I know individuals who live here and are glad living on 35,000 baht a month ($1000.00)and I know individuals who burn through 3 to multiple times that. It's exactly what fulfills you.

This thread is about land prices, not the cost of living.

Yes, the odd multi-million baht resort or beachfront property has sold to very wealthy Thais but the majority of land in the area is still for sale and still overpriced IMO. Those that are not in a hurry to sell will just leave it priced high in the hope of catching a whale - this seems to be the case for most of it around here.

The most elevated land cost is in Siam Square, Chi Lom and Ploen Chit at Baht 1.75 million for every sq. wah or Baht 437,500 (USD 13,258) per sq. meter or USD 1,232 for every sq. feet.

Siam Square, Chi Lom, and Ploen Chit land prices have as much to do with Bang Saphan prices as New York City and London land prices do

Land in Ban Krut near the beach is more expensive than Bangsaphan so maybe they're the right price. This guide is for BS only.
